The Process

Simple. Fast. No Runaround.

There's no account setup, no onboarding portal, no ticket system. You have a bid. I work on it. Here's what that looks like start to finish.

Scope Call — 15 Minutes, Free

You tell me what you've got — project type, trade scope, bid date, and what you need delivered. I tell you honestly whether it's a fit, how long it'll take, and what it'll cost. No commitment, no sales pitch. If it's not the right fit, I'll say so.

Call, email, or use the contact form. I respond within one business day.

You Send the Drawings

PDF plans, specs, addenda, any RFIs or clarifications — send everything you have. The more complete the set, the cleaner the estimate. If something's missing, I'll flag it before it becomes a problem.

Secure file transfer or your preferred sharing method. I work with what you use.

I Work the Estimate

Full takeoff, pricing, scope letter, vendor coordination — whatever the scope of work is. If I hit a question that needs an answer before I can price it, I ask you directly rather than making an assumption that costs you money.

You're reachable throughout. No black hole. No waiting.

Delivery Before Your Deadline

Estimate, scope letter, and supporting documents delivered in your preferred format — Excel, PDF, or whatever your bid submission requires. Enough lead time for your review before the number goes out.

I don't deliver at 11:58 on a midnight deadline. You get time to review.

Invoice on Completion

Hourly billing at $50/hour for time worked. Invoice on project completion with a clear breakdown of hours. Net-15 payment terms. No retainer required for new engagements.

What contractors usually ask.

What software do you use for takeoffs?
I work in Excel (or Google sheets) and use Bluebeam for digital takeoffs from PDF plans. For most MEP estimating work, a well-built Excel workbook is more flexible and readable than proprietary takeoff software output — and you can actually open it. If you use specific software on your end, let's talk about format compatibility on the scope call.
How fast can you turn around a project?
Depends on project size and my current workload. A small mechanical takeoff can turn in 24–48 hours. A full MEP bid package on a large commercial project needs more lead time. Tell me your bid date on the scope call and we'll be honest about whether it works.
Do you work on residential projects?
My background is commercial and industrial MEP. Residential HVAC estimating is a different animal — production-style pricing, different labor models. I'm most effective on commercial, light industrial, tenant improvement, and data center type work.
What if I just need a quick bid review, not a full estimate?
That's a legitimate engagement. Bid reviews typically run 1–3 hours depending on project size. Same hourly rate, same process. Contact me with what you've got and we'll scope it.
Can you work directly with our suppliers and subs?
Yes. Vendor and sub coordination is part of what I offer. I can reach out directly under your company name or as a consultant on your behalf — whichever works better for your relationships.
